Terms & Conditions — BIS Realty

The terms that govern BIS Realty, the realtor software of Bridge Investment Solutions: the subscription, the free trial, your responsibilities as a licensed realtor, and BRIA.

Acceptance of these terms

These Terms & Conditions govern BIS Realty — the realtor software offered by Bridge Investment Solutions: the Suite, BRIA, Marketing Studio, the BIS Network, and the realtor digital identity (your page and your BIS mailbox). By creating a BIS Realty account or using the service, you accept these terms together with our Privacy Policy.

Effective date: November 4, 2026.

What BIS Realty is — and is not

BIS Realty is software for real estate professionals. It is not a real estate brokerage: Bridge Investment Solutions does not sell homes, does not represent buyers or sellers, does not negotiate on anyone's behalf, and does not hold deposits or escrow funds. Your professional relationship with your clients is yours, under your license and your brokerage.

Subscription, trial, and billing

BIS Realty is offered as one flat subscription of $299 per month, with the complete product included — features are not sold separately. Every account starts with a 15-day free trial; no payment card is required to start the trial.

When the trial ends, nothing is charged automatically — no payment card was taken to start it. Your subscription begins only if you decide to continue and provide a payment method; from that moment, it bills monthly until you cancel. You may cancel at any time; cancellation takes effect at the end of the current billing period and you keep access until then. If the price ever changes, we will announce it in advance and it will apply from the following billing period — never retroactively.

Your responsibilities as a realtor

You are responsible for your real estate license and for keeping it active, for the accuracy of everything you publish through the service — your profile, your declared statistics, your listings content, your reviews responses — and for complying with the laws and rules that govern your profession, including fair housing, MLS rules, and advertising regulations.

You are also responsible for your account credentials and for the people you allow to work inside your account.

The Suite's matching and radar features (Buyer Match and Intent Radar) work only from criteria your clients declare and from their activity in their own panel — never from protected characteristics — and they prepare drafts and cards for your review. They do not change your fair-housing obligations, which remain fully yours.

BRIA and AI-generated content

BRIA is an AI assistant that works inside your Suite: it converses with your clients, prepares your day, and drafts messages, follow-ups, and marketing content. Content BRIA prepares is a draft under your responsibility: review it before it represents you, and choose the automation settings — suggestion, approval, or pre-authorized rules — that you are comfortable with. Nothing BRIA produces changes your obligations as a licensed professional.

Your AI Twin is included in your subscription: BIS creates it for you, inside the Suite, from the image and voice you provide — you do not connect or pay any video provider of your own. Optional premium consumption with a real third-party cost of its own, if BIS offers it, may be measured in credits; the cost is always shown before you spend.

Your AI Twin is created only from the image and voice you provide for that purpose, and only with your authorization, from within your BIS account. Your twin represents you only where you choose to use it; you can stop using it at any time and delete its source materials from your account. You are responsible for the content your twin presents, as with any content you publish through the service.

The AI Twin is governed also by its own AI Twin Terms (https://bisrealty.com/en/ai-twin-terms), which cover your consent, the twin's purpose, what your plan includes, and revocation in detail, and form part of these terms.

BRIA Operations: what BRIA coordinates — and what it does not

Inside the Suite, BRIA Operations is the set of functions where BRIA coordinates the heavy, deadline-bound work of your transactions and your listings. BRIA coordinates: it prepares, tracks, checks, and alerts, within the boundaries stated in this section. BRIA does not replace you, your brokerage, your title company, your closing agent, your accountant, or a licensed insurance agency — and BIS is a business-to-business software provider: it is not a real estate brokerage, it is not a party to your transactions, and it provides no brokerage, legal, tax, or insurance services.

Transaction Coordination: BRIA coordinates the file of each transaction. It prepares document packages and working documents from the information recorded in the file, watches the key dates, sends reminders, and keeps a record of what was prepared and sent, and to whom. BRIA is not a party to your contracts, it does not give legal advice, and it does not fill in or sign Florida Realtors / Florida Bar (FR/BAR) forms in anyone's name — you bring your own forms. The review of every document and the final decision are always yours and your broker's. While Realtor Mode is on, everything BRIA sends goes only to you; nothing is sent to your clients or to other parties until you switch the function to Active Mode.

Listing Coordination: BRIA prepares the listing file ready for the MLS, from the information you record and the photographs you provide or that the BIS Network supplies, as available. The final entry and publication in the MLS are yours to make, and you are responsible for the accuracy of the listing data you publish.

HOA/Condo Desk: for homes governed by a homeowners' or condominium association, BRIA watches the clocks that protect your closing — among them, the ten business days an association has to deliver an estoppel certificate, and the buyer's rescission windows: seven business days for a condominium and three business days for an HOA purchase. BRIA also checks the fees an association quotes against the caps Florida law sets, and flags any fee above the cap. BRIA does not order estoppel certificates on its own, does not set association fees, and cannot guarantee how fast an association will respond: the fees are the association's, and so is its timing. The statutory deadlines the desk tracks are coordination information, not legal advice.

Wire Shield: BRIA never moves money. It never issues, transmits, or approves wire instructions, and it treats every wire instruction received by email as unverified — always, even if a later message claims to confirm it. The only verification the shield accepts is yours: a call you place to the title company, at a number you already knew before the instruction arrived, with the outcome recorded in the file. The shield alerts you and keeps the record; it is not an insurance policy and it does not guarantee that every fraud attempt will be caught. The decision to send funds belongs to the buyer and their title company.

FIRPTA alerts: when a seller in one of your transactions is a foreign person, the Wire Shield flags the possible 15% FIRPTA withholding and its deadlines — including the window to file Forms 8288 and 8288-A — as information for you and the closing team. Whether FIRPTA applies in a given case, the withholding itself, and the filings are the responsibility of the closing agent and/or the parties' tax advisor (CPA). BRIA does not file taxes and does not give tax advice.

Florida Insurance Engine: in this function, BIS is not an insurance agency and BRIA is not a licensed insurance agent. BRIA refers and coordinates only: it connects your buyer with the insurance provider the buyer chooses, follows the binder until it is issued, checks that the lender is named correctly as loss payee, and coordinates the inspections the file needs — such as the 4-point and wind mitigation inspections, according to the age of the home and the insurer's requirements. BRIA does not quote, bind, or sell insurance policies. The policy is issued by the licensed insurer or agency the buyer chooses, and coverage decisions are theirs. The flood-zone and lender-requirement information the engine shows is coordination information, not a coverage determination.

AI assistance, in every BRIA Operations function: BRIA is an artificial intelligence assistant, and what it produces in these functions — prepared documents, calculated dates, checklists, and summaries — is support for your professional work, not a substitute for it. It can contain errors: review everything before you rely on it or use it with third parties. Deadlines are calculated from the dates and information recorded in each file, so keeping every file accurate and current is part of your responsibility under these terms.

Messaging

Messages and calls through BIS Realty — SMS, WhatsApp, and the voice features of your business line — run under the BIS Realtor Suite messaging program and are governed by our Messaging Terms, which form part of these terms. You are responsible for having your clients' consent before messaging them through the service.

When you delegate your business line to BRIA, the messages BRIA drafts and sends with your approval — or under a rule you pre-authorized — are your messages: you are responsible for the rules you set, for reviewing what runs under them, and for the consent of the people you communicate with. Calls through your business line can be logged, and voicemail can be transcribed into the client's record, so you can work from it.

Educational information

The BIS Realty Your Career section offers general information about real estate licensing, training, and costs, gathered from official sources and verified as of the date stated in each guide. That information — including course and exam prices, required hours, requirements, and deadlines — is set by institutions and providers outside BIS and may change at any time without notice. BIS reviews its guides regularly and works to keep them current, but does not guarantee that the information remains in force at all times, and accepts no responsibility for third-party changes or for decisions made without first confirming with the official source. Nothing published in Your Career constitutes legal or regulatory advice.

No guarantee of outcomes

BIS Realty is a work tool. We do not promise leads, sales, closings, income, or any commercial result: outcomes depend on your market, your work, and your clients. Property data shown through the service can come from third-party providers and can be incomplete or out of date, as described in the Privacy Policy and the data disclaimers shown on each page.

Changes, availability, and governing law

We may improve or adjust the service and these terms over time; the effective date at the top of this page is the current version, and material changes will be announced before they apply. We work to keep the service available and your data intact, but no software is uninterrupted, and the service is provided as it is, without warranties beyond those the law requires.

These terms are governed by the laws of the State of Florida, United States. Questions about these terms: support@bisrealty.com.
